I recommend that you focus on identifying areas with strong job growth, increasing population and a solid rental market.

I plan on reaching out to a few owners in the area and seeing what their commercial lease agreements are like but I was wondering how other investors determine to ask for certain payments towards (taxes, utilities, Insurance, etc.)

Most banks/credit unions will keep property like this in their books, so if you have any relationship with any local banks or credit unions, I will reach out to them before researching others in your area.

Growing area How did you find this deal and how did you negotiate it?

On paper I'm ready - I have the money, I've done the research, I have well-defined property/neighborhood criteriaI, I have an agent, contractor, property manager, lender, etc.I'm targeting off market deals with light value add potential in an area with high appreciation potential.

I live in the ABQ area and looking to start investing in the area, but would love to have a partner while I get my feet wet.
