When I bought it, I was planning on being on title 6 months, and then doing a cash out refi for 75% of the appraised value ( and getting back more or less what I will have in it).

Recently another BP member was having issues with their agent because they were trying to give offers at 80-90% of value and the agent said they were low balling and demanded a $5000 retainer (or something), plus that they sign an exclusive contract (which I understand is more normal than when I last bought).

So I'm basically new to the game - I've owned 2 properties for 7 years and been renting them, but they started out as properties I bought to live inNow I'm trying to diversify and invest in RE - but I work full time and don't know a ton about the financing sideI linked up w someone who's an active flipper in the area and discussed possibly partnering on a deal.
