Now, I really don't mean to disparage the efforts that Jay and Brie put into their website, because it honestly looks very well put together and I'm already signed up on it. 

So I focus my search engine optimization efforts at owning the term Fox Chapel real estate (an example, not my real target). 

Prospecting efforts like door-knocking and cold-calling I can honestly say, I DO NOT LIKE.

I know I need to get on notes and have a way to do so, but just haven't pulled the trigger as I need the rental unit ramp more than the notes so most effort going that way.

GOOD people know what they are doing and have the skills in estimating the effort.

It took me about 45 minutes and while I'm sure few landlord do, I know my tenants sincerely appreciate it so I don't mind the effort at all.

The one thing we can control as human beings is our effort.

As @Mark Ainley indicated, it looks like that is not an issue generally - though there will be some additional hoops for you to jump through if the appraisal comes back negative.The only question is what happens if it got labeled as 1 + den and your efforts fail to get it changed.  

These exercises will help you, to narrow your focus, so you can concentrate your efforts on learning what is necessary to achieve and become successful.
