Hi folks I'm trying to better understand MF investing and possibly develop a strategy that makes sense if it's the right path for me.So there seems to be a sentiment in the real estate investing space that it's best to get into multi family at some point.

Nowadays, the closing disclosures and legally required Good Faith Estimates (or whatever they are called now) actually shows the two sets of amounts.I might be missing something, but you really don't get charged "more" for closing early, or 'unfairly charged more' --- obviously its "more" since you have up to an additional month of increased carrying costs to pay for...Hope that helps. 

I like to tell folks to have some type of goal in mind - in other words - what is it you are looking to achieve through investing - of course the cash flow and appreciation - but quantify that a bit - is this to replace your active income, is this to diversify your portfolio, to hedge against inflation, etc - by having a specific focus it makes it a bit easier to figure out which direction to go, what types of investments to point out to you and get you closer to what it is you are trying to achieve. 

They also may say it shows you're committed and lie they've been burned by folks backing out of deals at the last minute. 

Then you want to start identifying the specific area or type of property you are targeting and ensure all the folks you network with are aware of what you are looking for so they can help bird dog for you.

You are right that many of these folks who can't find the time or energy to work a decent job will soon have no jobs at all.

. - I’ve also considered a home equity loan on my current house in order to have more cash to invest into a rental property but would only make my mortgage go up and may make it difficult to have cash flow if I want to build my portfolio.I’d love to hear what you creative folks think.
