First time real estate investing

Hello, I'm 20 years old bringing in a little under $10,000 a month from my full time job (which carry's a very busy schedule) I am wanting to buy my first rental property. Looking at mostly multi-family buildings here in Alberta. What are some good tips & things I should steer away from? Looking to buy somthing between $500k - $1M preferably using a PM so I can maintain my day job! Thanks.
