I'd preapprove you for a fannie refinance, knowing that fannie is more restrictive than most portfolio lenders, and then we'd submit it to them (with an appraisal and full credit package etc) once you purchase the place all cash and own it.

So, no federal requirements as far as standardization of paperwork to approve a short sale.Large commercial loans originated between 2003 and 2007 were generally packaged and securitized, just like residential loans.

I'm not sure if they just found a good off-market deal when they purchased, if they put a good amount of capex in (marketing package says they rehabbed 5 units) or if they are just being greedy trying to exit at this price.

(Found this on a Google search).Probably better to add a 'utility package' to the rent.There are companies in Charlotte that can setup submetering if you register with the utilities commission.

We have a company called legal blanks in WI and they supply the whole package for very little money: lease, smoke detector and CO dectector notice, lead based paint addendum, rules and regulations, move in checklist and 5 day notice.
