Hi everyone,I'm going to look at a sfh 3/2 this weekend in hopes to get it under contract however, it is directly across the street from a University in Northern Colorado.My question to any seasoned investors is, is that a good thing or do many investors try to shy away from college houses?

W2 job and then rehab nights and weekends.

I'd give it 2 more weekends.

A few questions:1) How are self managing landlords handling tenants calls during off peak hours (nights, weekends, vacations)?

I think because the pics were bad and spring break weekend when listed helped.

My weekends are free to devote and I'm willing to put whatever time necessary up front to obtain my goals I would love to hear how you got started or tell me where I should look/start any tips..
