Wholesale opportunity across from University/College

Hi everyone,

I'm going to look at a sfh 3/2 this weekend in hopes to get it under contract however, it is directly across the street from a University in Northern Colorado.

My question to any seasoned investors is, is that a good thing or do many investors try to shy away from college houses? I know college students can pose a threat to the condition of a house, but I've also seen a few on BP who love college rentals. Just working my first few wholesale deals so any advice and/or cautions would be much appreciated.
