Doing so gives the borrower legal standing to force the sale of the note as a means to pay the debt, sometimes a discount is accepted, if not, it may require the par value be paid, but really, a discount is better than foreclosure, sale, holding the property, listing it for sale and on and on....Foreclosures have been streamlined like a Model T assembly line now with all of the activity, many in the process are nothing more than clerks with limited banking experience, so what they know is what they have been told to do.

So you might see some back-up heating system even with geothermal, if my hunch is on target.I vaguely recall something about thermostats being a bit different when they are operating with some of these alternative heat sources; you might check the model number of the thermostat and see what it leads to.Lastly, in my area the source of heat is part of the tax assessor records, so that you could look it up in the event of concerns about heating fuel source.

The problem with this business model for a lot of folks is that they do not have the time to find properties, fix them and then sell them.
