Need help with a lease

Hi I'm reviewing a lease but don't really understand some of it. I'd like to get a lawyer to help me interpret it but don't know how to not get ripped off.....any ideas?

EXTRA CREDIT: LOL
Some of the lease provisions I don't understand are
1) A Next Right to Mortgage Clause: Tenant Acknowledges and agrees that this lease is and will be subordinate to all present and future mortgages affecting the premises. The rent received and/or this lease may be assigned by Landlord to its mortgage lender as security for the repayment of mortgages affecting the Premises. (What does THAT mean?)

2)Realtor for the rental said that the property was geothermally heated. It is a large loft but it indicates nothing in the lease about geothermal heat. It does mention a boiler/furnace room and it does mention that the tenant is responsible. Also it says that the tenant (me) is responsible for Gas and Electricity(HVAC). I noticed the stove was electric - so its not cooking gas. So how do I prove how the loft is REALLY heated and cooled and what my bills will look like?
