I have 455 loans out totaling 15k. you DO get defaults, but with a little strategy (i.e. screening strategies) you keep them to a minimum.

And finally, if you were to argue that there could be an ethical aspect of this plan with respect to exposing sellers who financed it to unnecessary risk, I would have to agree with that as well.But from a purely financial perspective, this plan would create an outcome that is a bit different from that of a single portfolio and would, in fact, outperform a single portfolio in the event of extreme deflation.P.S.

So, yes, you get buyers first, it saves you time, you aren't attempting to buy what you can't move and you're not taking properties off the market assuming unnecessary liability. :)

There is a  high probability something is going to go wrong within the first couple of years of owning a property, particularly when you don't know either how to inspect a property and/or you don't know how to properly screen tenants.Remember, the majority of people out there can't come up with $2,000 within 30 days.
