The most recent flip I saw up close and personal, the flipper spent six months sleeping on a blanket upstairs in the place and he only stands to make $15K after he pays off his financing, IF he meets his target price, and I suspect he's not going to get particularly close to that number.

Total time I spent on resolving it...5 minutes...past refi/purchases where I did it myself to 'save costs'...it took hours, I had underwriting issues I didn't really know how to resolve and had to research or call and argue with less than helpful people...the point being you get what you pay for.
