I think @Tyler Warrick is pretty close, but obviously you won't really know until you get your hands on something and they can calculate it out. 

I've been to a few master classes, spent money with no real return, and I'm ready for something real. 

I'm in real estate (broker) but I don't want to learn the ropes of STR managementIt's a little strange you feel so strongly about something you never even tried.

To be honest this may be a judgement call since something the size of a toothpaste cap should not stop a sink from draining. 

It seems like you should pick an area that you're familiar with, or passionate about, or know something special about.  

Otherwise, you're kind of relying on the word of strangers that likely have something to sell.

@Sam Booth Yes to the Oil based Kilz on the sub flooring or something similar to help kill the odor.

at first glance does this project look like its worth taking on or should I shoot for something more turn-key as a first time investor?
