Thanks.Hi George,Our group buys a lot of property and we don't really stick to any percentage rules in our market.The ARV's and comparable sales are all over the place in most cheaper markets.I believe that this is the case in many other similar a markets where properties can be purchased for around $50,000.I suggest you sit down with as many investors or potential home owners possible and take down notes of what everyone wants.Have a good database system going and then just start providing them with property.While in KC our group bought around 20 properties in 6 months from 1 of our bird dogs.Just my opinion.Thanks and have a great day.
