I have a house in west wood in Cincinnati and I  want to rehab it and turn it into a rental.

I would suggest that you continue to keep your weaknesses in sight and make a conscious effort to analyze your deals from a rational POV.

The report sighted above doesn't say if those were 12 month trailing averages or actual monthly numbers.

Yeah that'll work pressure treated is also fine and more rot resistant than regular wood
