Finally jumping into investing with a pcs to Lackland.There’s a triplex I’m interested in and planning to use the VA loan.However the seller stated that they’re interested in doing a 1031 for that property.

So to start this is a master lease and the terms are as follows.Rent paid to seller monthly: $1,500Down payment: $40,000Option to purchase property in 5 years for $175,000Or scenario 2 (whichever seller picks)Option to purchase property in 10 years for $125,000A little about the propertyLocation: Rural area so some rent increases and appreciation but nothing drastic4 units with rents at marketCondition: 4/10 livable but outdated and some deferred maintenanceMonthly NOI: $1,861Market Cap Rate: 9%Is this a good deal or would I be screwing myself?

All I need is the lowest price or seller financing 

The seller agent says the tenant no intension to move out.  

We have approached the sellers to hopefully have them file the use permit (Their realtor has been tough to communicate with - delayed responses and vague - and it appears that the sellers don't want to have to file any paperwork), so that it can be updated and we can close, but not sure if anyone else has run into this issue.

Some other routes to explore are seller financing or using a loan that allows for part of your downpayment to come from "gifted funds".

I have been very interested in the Spring market as the new Exxon HQ is coming in March 2015 which should boulster demand.
