Not only could it save your skin, but also dissuade stupid lawsuits because you would be too hard to extract money from.

So does owning, yes higher but the tax savings you get plus appreciation FAR OUTWEIGH the extra upfront cost.

@Maria PutnamI wouldn't start with a private lender... since it's your first investment I don't think it's fair to put their money at risk.I'd just save up enough until you can get a more standard hard money loan.

The result is unpredictable: you may still come out ahead due to tax savings, or you may have no significant benefit, or you may lose this gamble.
