My problem is that I've heard nightmares about tenants parking Motorcycles in the living room and changing their oil.

But I guess no one is going to choose a unit that is has a shared front yard and parking lot over a house even if it is well designed and well renovated...

My current interest are to own and invest in Multi Family Apartments, Mobile home parks and Storage facilities.

To be honest, it never occured to me to check on utilities when a tenant moves out.Check that your locality is allowed to add liens to your property, if you had not been in possession of it when those charges occured.In Georgia utilities are not allowed to do it, but yhe water company does it routinely and will lie straight into your face until you produce the law.

Is the home on leased land/in a park or does it come with its own land?

Also the nice area of Stephens and Kessler Park is just south of this part of west Dallas which means people are willing to live in the area if the neighborhood makes a come back.

I am aware that you need 2 off street parking spots for each unit to be permitted and this property has that.

Oh, and none of the 3 lawyers ever called me back.The third property was in a strange 55+ community where the front half is a park with rental lots and the back half is owned lots.
