Everyone wants to compare comps to 6 months ago but the RE market has changed rapidly in the last 6 months.

We’ve both been reading, listening, and learning as much as we can, and scanning the market near by for BRRRR opportunities.

Yes, the issue with the Portland market is that it's enjoyed rapid appreciation in the past 10 years, so meeting some of those rule of thumbs are difficult (i.e 1% rule, etc).

If someone really bought it for $135k and is selling it for $55k in this market, where the prices of housing is rapidly increasing there is a problem. 

Durham is in a rapid state of transition and growth.

For clarity, it was a small street but it was a rapidly gentrifying area and that helped force growth there.  

Then you can buy as many out of state properties as you want (they won't appreciate anywhere near as much or as rapidly as the Bay)...

Some city/county/HOA' estoppel s can take a couple of weeks.  

There's nothing wrong with that, but it came back so rapidly and consistently that it seemed automated, and that made it feel phony.
