Any recommendations on banks, credit unions or portfolio lenders who will lend on packages of 10+ SFRs in the Memphis area?

Do you and your partner use a grassroots excel model to analyze these deals or was it bundled into what you received when you purchased the seminar package?

Would also be interested in packaging the seller financing loans for sale if there is a secondary market for manufactured home financing. 

Half of the duplex is vacant and I generally stay away from Section 8 however, given the stimulus package is pumping 1.2B into section 8 vouchers I am marketing this unit to both section 8 and non section 8 tenants. 

It'll take some upfront work but figure out how much painters charge per square foot for interior vs exterior, how much do they charge per square foot to lay tile, how much per square foot for carpet, how much per box for cabinets, how much per square foot for countertops, appliance package prices, etcYou could also use a price/square foot as an estimation and then add in major items like roof, HVAC, windows, plumbing, electrical etc.

You are selling the "total package", and the total rehab costs will need to be factored into your project.

Also, you may want to read up on the Growing Climate Solutions Act which recently passed in the House as a part of the omnibus package. 

The package I am looking at also includes texts so could be a good benefit as well

Thanks for the lively discussion, everyone.I've been running a broader criminal check as a package with the credit check, so had lost sight of the fact that I can run it myself for specific states with just a DOB.The husbands SSN came back as high alert - issued before he was born, multiple people using it, so I am dealing with the horse of another color.
