if your new to real estate first thing I would do is buy a pre license course.. this will teach you the vocabulary and its cheap a few hundred bucks.. or buy a used course from someone on e bay.. learn the mechanics first .. 

You will find the fix and flip loans all have the same mechanics, but pricing will be different based on FICOs and experience. 

The question is also whether or not other countries would allow it to and whether or not we could pump money out of the economy via "The Mandrake Mechanism" or some variant thereof.

Essentially the book is a marketing mechanism based on selling doom and gloom.

I am a class A hvac mechanic and contractor, and there is no right or wrong way to heat/cool a bldg.You got 40 yrs out of your old system, and a new one should last another 40.Ductless splits will last 10-15 years, if someone does not steal the outside units.

Buy good  mechanicals and energy efficiency you will be living with them a long time and if it is pricey to run you  will surely hear about it. 

Don't understand why the different mechanics, but I assume your attorney has you covered.
