When the seller answers the door, you stick out your hand and introduce yourself with your full name and big smile and say if you ever decide to sell your home, I am a cash buyer, and I love this neighborhood and if the seller says I am interested come in and never used the Guru talk like why are you selling because it is none of your business, and you ask the seller can you look around the property and say to do you have a number you're looking forward to getting, and then you say I will run the comps and show you in black and write what your home is worth, and if it needs repairs to show the seller what it will cost to do the repairs from at least 2 GC that is licensed and then you make a cash offer with no weasel clause.
