You Have 45 Seconds To Sell Your Self and Get The Seller To Sell.

Hello All, 

Thank you for sharing your insights.

Okay, So I am focusing on finding MOTIVATED wholesale deals...

I have leads of folks that are heading to auction in 3-4 weeks.

What is the best way you have found to approach these folks and planting the seed for them to sign the damn

I am on track of visiting 50 homes a month, not including absantee owners. 

My follow up consists of Each home receiving 3 letters in the mail, and will be visited a total of 3 times.....

What are your thoughts on how to get go about speaking with the seller when they answer the door. Lets face it, you have about 45 seconds to sell your self, so they will sell the home.

When the seller answers the door, you stick out your hand and introduce yourself with your full name and big smile and say if you ever decide to sell your home, I am a cash buyer, and I love this neighborhood and if the seller says I am interested come in and never used the Guru talk like why are you selling because it is none of your business, and you ask the seller can you look around the property and say to do you have a number you're looking forward to getting, and then you say I will run the comps and show you in black and write what your home is worth, and if it needs repairs to show the seller what it will cost to do the repairs from at least 2 GC that is licensed and then you make a cash offer with no weasel clause. A turn off is when you want to tie up the home for 30 to 60 days for one dollar like the gurus teaches, and that is a plain insult to the seller unless you are planning on buying.
