@Kurt K.In my opinion, the human interface and actually being on the ground and seeing the properties makes a big difference for out of state investors that goes beyond spreadsheets, virtual analysis and long distance communication.You have a much better objective that factors into whether you want to get in for a short term or long term or get out.It seems that you are leaning on the long term but at least you know the intimate details personally and you have a plan of attack.

So I guess the answer is either 3 days or 11 if you wait for the title company to finish their crap.The way I did this was I knew the market intimately, I know how to analyze cashflow, I knew how this property was going to be presented to the buyer, I knew the buyer, I knew the management company that could manage the company.

The average homeowner will never realize any savings with this cycle.That, and you will be very hard pressed to sway the minds of clients that shaving off 22 years is not a savings (that is 308 ACTUAL payments they will never have to make) in time, stress and of course the freedom to now do what they like with said equity.Yes, I agree that there is always inflation, but you cannot predict that any more than I can.

If the rate is 7.85%, and a deal works, do it, because that rate can improve and thus making an "ok" deal a really good one or even an awesome one in time.
