We have an auto responder that sends out:\Confirmation of instant booking email with dates and promise of additional info closer to check-inConfirmation or booking request with a promise to review it and get back to themPre check-in instructions (3 days before arrival)Follow up the afternoon of first day of stay to ask if every is going well with their stayReminder of check out time and procedures 24 hours before departureThanks for your stay and reminder to leave review 2 days after stay is complete.These emails take care of 95% of guest communication.

(Not to be confused with non-owner occupied which is all but irrelevant for almost all private loans -- another topic.).Various parties, including your broker and lending attorney will provide the Note, Deed of Trust or Mortgage, sales contract, preliminary title insurance report (prelim), lender instructions to escrow or title, fire/hazard insurance policy, lenders title policy requirements, a host of state and federal disclosures, and much more I can’t remember off-hand.

I know a guy if you need someone.You'll send in the form, the money, the inspection passed sheet, and also I think forms you sign saying you have carbon monoxide/smoke detectors.Be sure you read the instructions thoroughly on the form!

She had aggressive dogs that were getting out, my daughter spent time at my sister in laws playing with her cousins.I called the lady, informed her I was recording the call (which is not necessary in Texas), and told her I was very concerned with her dogs being aggressive and getting out.I told her that going forward, if the dogs got into my SIL (sister in law)s yard, I was going to instruct her to shoot the dogs, and then I was going to file a civil suit against her for putting children in danger and this would be considered her warning I told her I was a dog lover and had dogs myself, but these two dogs were putting children in danger, and she would be held responsible.

If I were in your shoes, I would check the title of the property and be sure it is free of liens or encumbrances, then I would take title through deed, then and only then, I would collect the instructions on making payments to the lender directly.I did one of these where I was able to negotiate the 2nd loan down to about 25% of the balance and paid them off and only had to refinance the first (when I wanted to) and still have this duplex years later.
