All good thoughts, in regard to the pros/cons of a 30 mortgage versus 15 years, as related to the end-game of producing monthly cash flow from a property, which, as a CPA for thirty years, I understand the finance concepts; however, I completely agree with the way that @Joe Villeneuve explained it, very simply, that "cash" is a verb, i.e., cash now, can be used again, and again, and again.

I am looking at developing a few industrial properties and want to be able to base my underwriting correctly if I should include the management fee in the CAMs once the property is up an running.

Taking a deposit from tenants helps to mitigate the risk and may keep you from having to file an insurance claim in the event that there is any damage to your unit, plus if the tenants have "skin in the game" in the form of a deposit that they are at risk of losing you may have a better chance of renting to a tenant and getting your unit back in tact at the end of the lease.
