So I’m finally moving and leasing out my current homes.

If so then my lease states they are not entitled to any of the deposit.Are the other 2 that are left responsible for dividing up the rent for the unit?

Assuming you have no repairs or rehab and the units are currently leased with good tenants should make your project have positive cash flow the day it closes.  

I guess to give more clarification, I will say that I am mostly interested in leasing and "buy and sell' type of real estate.

Its payed for (with our savings) and we are still waiting to have the remodel completed and to get lit eased, the estimate for the lease given to us was $700 to $850.

I would like to do a Sandwich Lease option.

Have you looked to see what the terms of the lease are and are you allow to use a home inspector to verify any immediate repairs?
