As far as comps since I don't have mls access I can only get a range from the popular sites, I did pull a list of recent sales from the tax site I'm still searching for buyers in that area I have found some but getting contact info has been challenging

Can you expand on that please?

I'm currently expanding from single family to multi and its been interesting to look at different properties and realize that in a lot of cases the #'s don't work.

I think that it might costs anywhere from $1,000 - 3,000 per year to maintain the license, fees and MLS access, I'm only speculating though.

Hopefully expand as I begin to know what I'm doing.
