If one owned a single member LLC within their Roth IRA, and that entity invested exclusively in real estate, tax liens and debt instruments, would it not be acceptable to simply incorporate "grammar school" like accounting (how much IN versus how much Out).

Love what BP has done so far but in my comment I suggested the following:I think it could be interesting if there were tiered events for certain membership levels like Pro and Premium that were more exclusive and intimate.Pro membership group rates could be another advantage.

The main reason I want myself/spouse to get a license is to have access to the MLS and potentially other sights that are exclusive to realtors (like RPR) and be able to get into properties for walk throughs without having to go through an agent.

Here's why- I've never run into this specifically but I know if you like sub divide and sell land around your house you don't get the 121 exclusion on that vs. if you'd waited and sold all together- you do.

And since you haven't lived in it yet for two years you don't qualify for the primary residence exclusion which would make it tax free.If the property you want is too good of a deal then you could refi where you're at and use that as a down payment.
