I need to ensure there is clear title and no liens what-so-ever. 2) If I have an investor that I've never used before and I want to "pre-approve" them I can always get a proof of funds letter if they are using cash.

Probably yours - but I would cover my butt with a certified letter mailed to the prior owner and wholesaler both with a reasonable time limit.

Still trying to determine that).Some moderate termite issues were found just today, requiring $750 for a full treatment before they can issue a termite letter.According to my FHA lender and her underwriter...this termite inspection / letter should be acceptable.
