we're becoming a nation of renters" is a fun slogan, but just has no basis in reality.as owners we should: provide high quality rentals, provide responsive customer service, follow the lease, and expect the resident to follow the lease as well.

I also hear plenty of agents say what the house values will be in 1 year or 5 years...or this house is a good deal or this house is overpriced....let the customer be the determiner....ask them questions....what do you think the price will be in 5 years...higher or lower?   

Credit Unions, in my experience, are slow and give poor customer service. 

Where are you getting the 7% assumption from? 

Ask me how I know....If you are able to do the tile installation yourself, you can do it for a lot less than that tub surround will cost you, and you can customize it as well.

Assumability may be an option, but I don't personally know anything about true loan assumption.
