If you dont like the tenant just wait till they leave on their own at lease renewal or whatever.I know i am contrarian view point but to me its stepping over dollars to pick up pennies .. kind of like when section 8 tenants wont pay their 50 dollar co pay and owners freak out and want to evict over it.
