Can't get long term tenants to leave

I have a client that purchased a 4 plex and the current renters are paying penny's there. She needs to evict them, but is having a hard time doing so. They have a month to month contract. She is saying that her lawyer is telling her that since they are currently paying rent they can't evict them. Can someone confirm if this is correct? I always thought if she gave them the required amount of time that they would have to leave the premises. This property is in LA County btw...

At first I was gonna say 'of course you can get rid of them, it's your property'....but then I saw that you're in Cali. Your owner does not really fully own the property when the Government can dictate who gets to live there. Tell her to get ready to pony up some $$....
