Just came across some interesting properties on auction.com, and they do offer special warranted deeds, I guess it is better than quit claim deeds, which you don't even know if the seller has the right to sell.If you receive special warranted deed and clean up the ones that bank didn't, you are good to go, and may flip to next buyer who would take mortgage.Anyone has experience with special warranted deeds, care to share?

What you want to accomplish is realistic and I understand in the end you may feel that going the SFR will allow an easier exit strategy however if you're going for cash flow then why not try to accomplish this in the lowest amount of properties you can?

However his stuff had some "help you with foreclosure" language in it that people thought might cross the line of what can be said if you aren't licensed to work with people in foreclosure for those kinds of services.If you just have a general "We Buy Houses" kind of message then you are just junk mail if people don't want to sell you their house.Maybe they don't have any dry cleaning do they call the cops when they get a coupon from the local dry cleaner?

I would say you would want it contingent on clean environmental report and have someone do soil testing and if its a well have it tested also.
