Nevada and Wyoming do provide great LLC options - the important pieces to consider when setting up an LLC is the cost to form the LLC, the state requirements for compliance, the charging order protections in the state, and lastly where the property is located (although this is not definitive).

That is multiplying your compliance costs. 

Rest assured, they're desperately trying to put you down behind your back either way, because that's what morally weak, silly people tend to do to feel better about themselves, and, well, you're the landlord, and that's all they know.

Your broker might be agreeable in general, but if they do good compliance checks, they may not like that you are signing listing agreements with a non-owner....stuff like that is just ripe for lawsuits....and brokers don't normally like lawsuits....even if you have everything documented...you have to think how it looks if you go to court...what does a jury do.....how do those headlines look....Big Bad Boy wholesaler steals grandmas house and profits 100%.   

After those two options, I see a little bit about Schlage Connect and Yale Assured (z-wave).

There will be a vote and you can be assured that the new restrictions will take effect for any new buyers in that development. 

And even if you do qualify, rest assured the IRS will do  thorough job of reviewing the rest of your return
