What are some mistakes you made starting out?

Hello BP, as a new member I would love to hear any stories investors may have of when they first started investing in real estate. 

Did you make any mistakes, do you have any regrets, what did you learn?

Without a doubt the biggest mistake I made when I first started, was not investing for cash flow.  With one or two properties providing good cash flow you can then afford to be more speculative moving forward.   If your are not afraid of doing the extra work that often comes with higher cash flowing properties, such as short term rentals or student rentals, then I would say that would be a great place to start!

Regrets - Every property I sold LOL!  I should have kept them all!
