If the deal performs well I could care less if anything is available online; if it does not perform, having access to past history makes no difference as I have that history anyway.

@Rousner Ermonfils, if you think you can get a higher return in the stock exchange than your current mortgage interest rate AND/OR you would like to access your money at some point, then investing in the stock market may make sense.

They offer pre-sales education and may try to ask questions if it very blatantly looks like you are trying to do something that would be a self-dealing or prohibited transaction, but they by rule and by their contracts do not provide tax, legal or investment advice.An advisor is going to be much more accessible and knowledgeable.

What this means to you is, find a Lender you feel comfortable with and as part of your due diligence, ask them if they have access to "First Time Homebuyer" programs or if you fit the criteria, an "Income Restricted" Loan Programs.

What I’d suggest is locating the top 5 multifamily brokers in that market (via LoopNet, listing sites, etc.) and ask them for a referral.Tell them what your investment criteria is and that you’re looking to acquire properties over 100 units.

Your total basis will be the purchase price plus any cost to acquire (like commissions, fees, transfer taxes etc.).

@Andrew Postell @Jorge Ruiz, 1) what would prevent someone from acquiring, say, 10 houses in a single year by recycling the same initial all-cash-purchase money 10 times with this strategy of having your own LLC provide your mortgage and getting that existing mortgage refinanced by a bank within days or weeks of purchasing?
