I have VA's send out a lot of marketing each month to find motivated sellers.

This can make it exciting and motivate both of you, which is so important in this (and any) business. 

I'd say to work with an experienced agent in your area; they tend to have many previous clients and know how to reach out to motivated sellers that would rather take a quick sell rather than letting it go to a bidding war and wait 4 weeks.
