You should check into Virginia's VHDA program for first-time homebuyers that can get you into a house with almost nothing down.  

So please if you now any national companies, local Virginia ones, or how to do it myself comment.

While working regular jobs in law enforcement, we first stepped into investing by buying a 4 plex, we used a VA loan but you can use an FHA loan.

We had a call center, a VA, google voice and online leads and none are as good as speaking with a motivated seller directly.

A house I have in VA rents for $1,150. 1,150x12= 13,800 x 2 = 27,600.

I spend my fair share of time sitting in Virginia traffic listening to BP podcasts haha. 

I asked my realtor for comps for a multiunit I plan to owner occupy, buying with VA loan, and he said I dont need to worry about the value of the 4plex when the rents are more than enough to pay the mortgage.

I don't know the rules in VA though.
