I have quite a few friends in quite a few places, including BiggerPockets.com, where a quick look at your profile shows you have just one colleague.So I'm sure you'd take the car to the auto body shop, where the guy would look at you with loathing and charge you the highest possible amount, and then you'd nail the bill to the tenant's front door and then charge him/her for someone to fill the nail hole later.

@Karen Rittenhouse I would go further and skip the attorneys and simply go to the state and pay for an opinion letter from them.. they have to give you one.. if they say fine then your good to go.I have been in front of regulators with my attorney saying we can beat them but at what cost if they want to nail you .. you can't fight them too expensive especially for the average investor who I doubt is going to spend 100k to fight in front of a law review judge.. been there done that .. cost me 30k LOL. so its from experience at least in our state.And in our state double close did not work either according to the investigator they take the position your still marketing a property you don't own.. that's the crux.
