Obviously, there's no way I'd agree to that and would rather find a new tenant this year than deal with having to find a tenant 1.5 years from now in November.However, I'm wondering if I should counter in the middle where he signed a lease for a year and three months that would end in August next year.

Besides the 2 East MA REIA meetings you heard about in that other thread, there is the Black Diamond meeting in Waltham (2nd location in Worcester) that @Ann Bellamy organizes, there is the Boston AREIA in Medford, @Justin Silverio runs a quarterly unofficial BP meetup in (Woburn though the next meeting is onsite at a just completed project in Reading), the NEREIA in Chelmsford, on the North Shore @Mike Hurney has a couple meetings and there are a few other options as well.

There is always a way around or a way to make it work it , in these areas it must definitely  be a local property manager who knows how to work the area and collect rents.It might mean paying him 15-20% of the rent collected but if you are cash flowing like those high numbers in Baltimore it all evens out if he gets the job done.I wouldn't hire a middle aged lady from the suburbs to manage these properties - she probably wouldn't be interested anyway lol - just my personal opinion anyway.Thanks

Renters are solid, one 8 year, one three year, one very good Section 8, and a new (14 months ago) that has done well so far.One thing that separates my 4 from the others around it, aside from the fact that it's the most well built and kept up 4-unit in the area, is that it has a full basement, split down the middle, 1000 sf on each side, with 20 year old complete plans to build out two more apartments.

I had such a good residual income coming in during the middle 80's because I got creative and made deals. work..99% of agents would say hey I need to be paid at closing I cant take commission over time, Me I just banked these to the point were my residual income was ridiculous..
