In my market, virtually the only RE investors who have not done well were those that were forced to sell at market lows due to not having adequate reserves.So I agree with your mindset as long as you maintain adequate reserves. 

i guess it's like anything else, if you keep it maintained.. then it will last. 

Just an added FYI, we only buy super clean, well maintained ranch villas and townhomes on HOA’s in the suburbs of Omaha NE.

Hi @Adam Stroik you have every right to charge them that way, and it is definitely not unethical as you are the one who will be paying to repair and maintain the machines.

As long as your not changing the structure and maintain 2 exits it should be pretty easy.

Each storm will be worse than the last for a variety of reasons but mostly poorly maintained and/or inadequate infrastructure.  

Whether the grass is mowed by the tenant, or if the tenant hires someone to mow it for him or her, or if the tenant cuts the whole lawn with kitchen shears, or if a llama strolls on by and grazes on the lawn, probably doesn't matter so long as the yard is properly maintained.

Not only can I produce the necessary drawings but with my previous CM experience I have developed a method of hiring and managing contractors, sub-contractors and materials that maximizes efficiency and cost and maintains good working relationships so everyone walks away happy.

No one has maintained the mail or the home, and no one responded or attended the hearing.I'm not getting excited here, but the idea that my purchase might be 27k cheaper is seriously giving me chills!
