I agree 100%.The jist fo the things I write is there are genius brokers, but a newbie needs to educated to find one.And...I often write about complimenting and admiring some brokers.Someone needs to write a book about how to invest in real estate and how to aavoid making mistakes.

If so, then you may want to have a consultant estimate reasonable worst case scenario to determine costs and see if you can get a credit. does home have on-site drinking well or is it served by city water? 

Here in our region we see a lot of mistakes when it comes to taxes.

If leaks because of bursting pipes happened, this is more to consider.Plan for the worst and let your deal make you money even if all is bad.
