Property is worth 1.5 (have received 3 off-market offers in the last 30 days at that range) but I'd like to develop it and hold long-term.What type of construction financing is available to me in this market?

I then transitioned to non-owner-occupied bank financed deals and then onto BRRRR deals using private lender financing which allowed me to scale up much faster over the last 5 years. 

Who knew the public markets would soar with double digit+ returns for the last 20-25 years!

I just started using Propstream last month to pull lists.

Just last week we put a property in contract for 140k that has market rents of $1,850 per month.

Last year Q4 2023 my wife and I purchased our LARGEST deal off market which was 56 units.

Looking for a little help, I have purchased several properties from wholesalers, done over 20 personal deals, and work at a wholesale brokerage in AZ where I have acquired and sold almost 100 transactions in the last few years, so I understand what a non refundable deposit means but this situation is very different than what the wholesaler presented. 

In the last two years we have screened so well we haven't had to use it much in the last year and a half.

My wife got one for us last year a month before she 'retired'.
