We looked the house up on the county website and found that the owner is listed as a trust, different mailing address, and that the taxes have not been paid for the last 2 years.

Personally for me I like being in control of knowing how the process is going so I take the initiative and I drop it off at the title company I trust.

Tenants that do not pay their own utilities are extremely irresponsible and can/will abuse utilities to punish landlords.

Always pays rent 2 weeks early and extremely low maintenance.
