You're knowledge of the construction side will help tremendously as you get started. 

At this point I'm thrilled that I've read Rich Dad's books and found Bigger Pockets to fill in the blanks because they have both changed the way I look at the world in a tremendous way, best of all I have this understanding before I've ever even bought a house.

There seems to be tremendous opportunities in many cities throughout the U.S. however in most cases rents do not justify purchase price in these locations nor do property values seem to reflect a healthy trend.

@Ash William I think house hacking is a tremendous idea.

@Larry Turowski is right, you will waste a tremendous amount of time driving around checking out addresses, and the response rate is so low on direct mail that it may take you years to get a deal doing it that way.

I myself am not native to Dayton but moved here 15 years ago and stay and invest here because of the tremendous opportunity.
