So then you're exposed to the risk some county official will change their mind and not approve your project AFTER you thought you were approved and already bought the land. 

Have you thought about out of state investing?

Any thoughts out there from any seasoned investors?

Some talking points could be tax strategy vs. tax preparation, how they charge, and how much assistance you need. 

This will remain the case until you reach a point where non recourse debt is available but it’s rare and generally only applicable to larger transactions where leverage is customarily lower and there remains carve outs for “bad boy acts”.I frequently see posters on here say “they can’t get a loan for properties owned by an LLC” but I suspect they incorrectly thought that they would not have to personal sign on as a guarantor.

And although I didn't intend to sell as much initially, I ended up really liking selling a lot more than I thought. 

Have you thought about attending your local REIA's or networking events?

I was not to keen to refinance with this adverse mortgage fee.Anyone has any thoughts on this , appreciate your inputs.Thanks
