For the educated buyer that can find their own place, they drive through and around the area to make sure it checks out and simply needs someone to open the door that is  terrible to then turn around and charge 3K, 6k, 9k, or 12k when the amount of work hasn't changed at all.

@Rachel Luoto I would say if you already know an experienced flipper or discover one organically that engenders your trust I don't think it's a terrible idea to use that relationship to gain some experience by potentially setting up a deal like the one you laid out.
