This one property we landed with a hard money loan and only $10k out of pocket will soon be a paid off $260k asset cash flowing $2,000/mo with which we will use to help pay-off a $500k 30 yr loan..in 8 years.

This is very helpful, and I am currently making a full plan right now.

-Rent by room- I think labeling specific cabinets, fridge shelves, etc. can be helpful to set clear boundaries.

. $170,000ish should be plenty to help you buy your first rental maybe less and then you can get started faster than the timeline of spending 1.5 years paying off your mortgage first.

Keep in mind if you’re not a licensed agent this may be a little harder to do so I would find a local agent to help you, they could be a younger hungrier agent even.

I do think it has helped bookings, because I've gotten summer bookings much farther in advance, some 6-8 months in advance.
