That eventually led me to download and listen to "Rich Dad Poor Dad", which subsequently led me to download and listen to "Rich Dad Advisors: ABCs of Real Estate Investing" by Ken McElroy.

We've subsequently closed portfolio loans with B2R, Firstkey, and Colony(6-7%,1pt).So far, its been a pretty good experience, but our velocity of capital is not living up to our ambitions.

There is lots of free info around this BP site too.Many successful real estate investors will have their maximum Offer worked out to be a certain percentage (say, 65%) of what their best research tells them a property should be worth as-is, so that they ALWAYS have plenty of wriggle-room in case their research doesn't match subsequent reality.

The reason for it was it had gradually started down a slippery slide and our admin was friends with so many that had simply formed a hatred of me and he was just not weeding out the trouble makers.

Don't make a deal, or change your mind and let them slide.

The elderly ladies decided to crank the a/c so cold (64deg F) that the subsequent heavy condensation forming on the old metal venting started dripping through the ceiling tile & dining room light.They finally compromised with a higher temp, bought a dehumidifier & have repainted the ceiling tiles. 

It was major clean up, kitchens, sliding door, paint and carpets.#2 the reason we did this one was because of the extensive work.

Because they were buying properties that would still produce income even if the market continued to slide down. 

Close off that breezeway with windows/sliding doors and make it another room... assuming there's a cement floor.
